If you want to hand over your house instead of selling it on the open market, you can make a ‘transfer of equity.’ This is a legal process, just like any property sale.

If there is a mortgage, we have to ask for your lender’s consent. If you are adding someone to the title, they’ll become liable for the mortgage.
If the lender doesn’t agree to the transfer, your options are to repay the mortgage first, or try to find another lender.
